Building Maintenance Supervisor
We are seeking a Building Maintenance Supervisor who will provide hands on, direct supervision of multi-trade maintenance mechanics, HVAC technicians and painters including assigning routine and project work, holding staff accountable for meeting or exceeding quality and productivity standards of the department, as well as departmental work rules and university policies. Administer the university’s progressive discipline system as necessary.
Specific Duties & Responsibilities
- Provide oversight of outside contractors working in university-owned buildings to hold them accountable for performance of their duties and for meeting JHU quality standards, whether they are by contract or time and material work.
- Establish and maintain the operations schedule for the maintenance and paint departments.
- Assist the Facilities Services Manager in developing, implementing and maintaining an efficient corrective and preventive maintenance program using a computerized maintenance management system.
- Is sufficiently versed in all trades to successfully supervise multi-trade personnel.
- Coordinate the turnover (punch-out) of all rooms and apartments between occupancy.
- Assist in hiring, orienting and training new staff.
- Assist in development and management of an inventory control system.
- Participate in regular, proactive inspections of all buildings to identify routine and project work, and keep buildings in top condition.
- Engage in specification and procurement of all equipment, parts and supplies required for complete maintenance of university-owned residential buildings.
- Utilize the University’s E210 and Kronos time keeping systems to accurately complete time and attendance reporting for subordinates.
Minimum Qualifications
- High School or Trade School Graduate
- Three years of directly related experience required.
- Excellent written and oral communication skills, as well as computer skills required.
- Ability to interact professionally with all constituents in the university including students, parents, faculty and staff, as well as persons outside the university.
- Must have valid driver's license.

- Directs 9 Multi-trade Maintenance Mechanics, 1 HVAC Technician and 5 Painters.
Physical Requirements
- Sitting in a normal seated position for extended periods of time.
- Ability to move around all areas of a construction site, including climbing ladders.
- Reaching by extending hand(s) or arm(s) in any direction.
- Finger dexterity required to manipulate objects with fingers rather than with whole hand(s) or arm(s), for example, using a keyboard.
- Communication skills using the spoken word.
- Ability to see within normal parameters.
- Ability to hear within normal range.
- Occasionally lifting, carrying objects weighing 10 lbs. or less.
